What Is a WDI Report?

If your lender asked for one and you're not sure what it is, here's the plain version.

A WDI report is the NPMA-33 β€” short for the National Pest Management Association's Wood Destroying Insect Inspection Report. It's a standardized form a licensed inspector completes and signs after visually inspecting a home for wood-destroying organisms. Lenders use it to confirm the property isn't being eaten out from under the loan they're about to write.

During the inspection we check the accessible interior and exterior of the structure for evidence of past or present activity, plus the conditions that invite it β€” moisture, wood-to-soil contact, and the like. The findings, and any recommendations, go on the signed form that's delivered to whoever needs it.

Do You Need a WDI Report?

By loan type. VA loans require an NPMA-33 in most cases when the property is in a state where termite activity is moderate to heavy β€” and Indiana is squarely in that zone. FHA loans require it when the appraiser flags evidence of infestation or when the local HUD office requires it for the area. USDA Rural Development loans typically require one for any property where wood-destroying organisms are a concern.
